You're staying in some of the best locations on Galveston Island

Our Policies: (we hate this, but we need to spell things out)

Our office hours are 8 am till 9 pm Central time, 7 days per week. (We are also available on holidays.) We do offer emergency numbers for renters 24/7. These numbers are posted in your rental.

Confirmation of rental is assumed when the renter has given his/her credit card information to CasaBlingTM (a.k.a., TCS&I) and payment has cleared our banking system.  When paying by credit card the renter's credit card is charged the entire reservation fee at time of confirmation, and confirmations will be emailed to renter.  (Usually within 24 hours.)

We do ask for the entire amount of your reservation before reservation is confirmed. Please do not assume your booking is reserved with a phone call. We will need your credit card information and total amount will be charged before your booking is blocked out for your dates.

Directions to us and to secure your your key and/or parking passes will be emailed to you.  Suite numbers for our condos or addresses for our homes WILL NOT be given to anyone prior to reserving.

Acceptance of your reservation confirmation tells us that you have read our policy page and will abide by these policies.

We do not offer online calendars.  Our reasons for this are sound, having to do with both your safety and security as well as ours.  Please call or email us to check for availability.

We reserve the right to request a security/cleaning deposit of a minimum of $100.00 to $250.00 which is fully refundable as long as rental is left in respectable shape and there is no damage when renter departs.  

We reserve the right to refuse rental to anyone we do not feel will abide by our policies.

If cancellation becomes necessary for any reason prior to 30 days before arrival a full refund will be returned if desired, less $50 reservation fee.   

No refunds will be issued for cancellations occurring less than 30 days before arrival.  The full monetary value of the reservation can be used for reservations at a later date (less $50 reservation fee), however, up to 6 months from date of cancellation, at the standard rate for the new dates, subject to availability. 

If cancellation occurs for any reason less than 7 days prior to arrival , including normal weather, over which we have no control, half the reservation is lost, the remainder can be applied to a later date as noted above.  (If, however, Galveston comes under a weather evacuation order on your dates we will offer you either a refund or the use of your funds at a later date in the same accommodation if available.) 

"No-show" or day of reservation cancellation renters lose their entire rental fee, with no option to use the funds at a later date.

No refunds will be issued for arrivals or departures any days later or earlier than rented.

Changing dates or accommodations will subject you to a $25 change fee (except as noted above in the case of an evacuation order due to weather).

All of our accommodations are NO SMOKING homes.  If you are smokers, please respect our next guests who may not be smokers, and smoke outside only.  Additional charges ($100.00) WILL be incurred, without notice, if this policy is violated. Please smoke on the balcony in our condos,  or outside in our other accommodations.

Please respect our arrival and departure times (unless prior arrangements have been made.)

Check-in and -out times are 4 PM (arrival) and before 11 AM (departure.) We ask that you please respect us and abide by those times.  We have a reputation for cleanliness and attention to detail to uphold, verified my many past guests, and we need the time to prepare your accommodation both before your arrival and after your departure.

Damaged or missing items, as well as any long distance or other telephone charges made, will be billed to renter's credit card (after due notification to renter), or deducted from renter's security deposit, or appropriate legal action will be undertaken to reimburse CasaBlingTM and our property owners for any such losses. 

Items left in the accommodation will be returned if requested, and an appropriate amount charged to renter's credit card.

We do ask that you leave the rental in respectable shape. This means we ask that you take out your garbage and wash and put away dishes.  Basic cleaning supplies for your use are available in each of the rentals. (This helps to keep our costs down.)  We take care of the linens for you, but if your rental has a washer/dryer and you start the towels we will love you forever.)  We understand reasonable use but if rental is left in sad shape, actual cleaning charges will apply.  We suggest that you use the "golden rule" or "Do unto others as you would ....".  We will take pictures and document our concerns and call or email asking you to reimburse us.

My cleaning crew are happy to accept TIPS! Even a soda or two left in the fridge is appreciated.

We urge you to heed our strong suggestion to replace your key into the lockbox after your arrival and use the key hanging just inside the door.  If you lock yourself out and we need to come and unlock it for you, you will be subject to a $20 additional fee.  Casa Del Mar, Victorian or Dawn personnel are not allowed to unlock our doors for you.

On your departure please leave your keys where you found them.  Missing keys will automatically be billed to renter's credit card or deducted from any security deposit in the amount of $75.00 without notification

Other important information:
At No Time are more than 6 persons (4 adults and 2 small children) allowed in our Casa Del Mar condo suites (this does not apply to our other accommodations) - per Fire Department regulations, not ours.  All occupants must be 21 years of age or older unless accompanied by parents.

NO charcoal or gas grills, drying towels or other bulky items are allowed on balconies or in the rentals at any time.

Our homes have a maximum capacity which is listed. We do not allow large parties at any rental. If this policy is violated your party will be asked to leave and no refunds will be issued.

Jamaica Palms has a limit of 6 persons and 2 vehicles, not negotiable.

·    Jamaica Palms is equipped with a hot tub, however guests are reminded that they are renting Jamaica Palms and not the hot tub specifically. Sometimes conditions  may occur that render the hot tub unusable. We regret that this may occur and we take every effort to insure that this will not happen, however  no refunds will be offered for a non-working hot tub.

No pets are allowed in our condo suites (either by our rules or those of the complexes), nor in certain of our homes - Certified seeing eye or hearing ear pets are allowed in the condo complexes, however, and such certification must be presented to front desk personnel upon checking in when you receive your parking pass(es).

Pets ARE allowed in some of our other accommodations but we ask that you limit their sizes to 25 lbs. or under and understand that owners will be liable for pet damage and subject to an additional $5.00/day fee. (2 pets/$10.00 per day.)

Maid Service is not provided during your stay, nor are additional consumables such as toilet paper, paper towels and coffee other than what we provide on your arrival, however there are ample towels and sheets available in your unit and...

Condo Guest laundry facilities are conveniently located near your suite, and some of our accommodations include washer/dryers.
